PROJECT
DESCRIPTION: This project has been divided into two main phases which
are: Phase 1 - New Annex, 33,810 GSF ( New Construction including Site
Work ), Phase 2 - Historic Lyndon House Rehabilitative / Adaptive Re-use,
5,350 GSF. The total Gross Square Footage for this project is 39,160.
Both Phases will be bid as one package but constructed in phases. The
New Annex will be constructed first, allowing the Lyndon House to be utilized
by Leisure Services staff and keeping operations on-going. When the New
Annex has received a partial Certificate of Occupancy for a portion of
the new area, the operations will be relocated and construction will begin
on Phase 2.
DETAILED
DESCRIPTION:
SITE
WORK:The New Annex has been placed immediately behind the historic
Lyndon House which will place primary focus, upon arrival, on the historic
structure while allowing development of complementary front landscaping
and retainage of significant existing vegetation. Access into the site
will be accomplished in two ways; First from College
Avenue on Monroe Street. This will mainly be utilized as a service drive.
Second, from Hoyt Street utilizing an existing rear driveway that divides
the currently owned Lyndon House property from the Townhouses fronting
College Avenue. This access into the project will be the main entrance
and provide a drop-off point in front of the New Annex. The acquisition
of the rear driveway will change it from a private driveway system to
a public right of way. This property acquisition is currently underway.
Seventy (70) on-site parking spaces will be constructed. We will maintain
and enhance the landscape buffer on the site’s western property line,
develop a terrace / performance space and open green space on the building’s
north side and minimize the impact of building services behind the adjacent
Thomas N. Lay Park community center.
PHASE 1 - NEW ANNEX:
The New Annex portion of this project is divided into six zones and are
as follows:
- ZONE 1 - CHILDREN’S ACTIVITIES:This
zone will include a children’s classroom space with it’s own separate
restrooms, office for staff, and large amount of storage space.
- ZONE 2 - COMMUNITY ACTIVITIES:This
zone will include a Community / multipurpose room. This room will be
designed for all types of audio / visual presentation including broadcasting
of television. There will be a mezzanine level that will house all audio
/ visual equipment and be the control room for all similar functions.
The Community room will have adjacent storage and access from the Catering
Kitchen. A Public Lounge with access to the north terrace and performance
space and is utilized in conjunction with the Community room.
- ZONE 3 - ADMINISTRATION /
Public:At the front entrance of the New Annex there will be a Main
Office that will house the security equipment and receptionist. Across
from this office will be a Volunteer Office and a Gift Shop. In the
center of all of these spaces will be the Main Lobby. Public Restrooms
for both Men and Women will be included along with a Catering Kitchen.
- ZONE 4 - EXHIBITION:
The Exhibition spaces are located on both the first and second floors.
There are approximately 767 linear feet of exhibition hanging wall space,
primarily configured to meet specific criteria for viewing distance,
ceiling heights, and "S.I.T.E.S." ( Smithsonian Institute Exhibit Standards
), exhibition criteria. The first floor Exhibition spaces will be adjacent
to the Art Preparation / Storage spaces. These spaces are adjacent to
the Loading / Receiving dock. This arrangement will facilitate proper
delivery and set - up of exhibits. The Curator’s office is located on
the first floor adjacent to the Main Exhibition spaces. On the Second
floor directly above the Children’s Classroom will be an Exhibition
space dedicated to children’s art and separated from the other Exhibition
spaces.
- ZONE 5 - STUDIO / CLASSROOMS:
The Studio spaces are located on both the First and Second floor. They
are located on the eastern side of the building and have their own separate
access into the building. On the First floor, the Clay, Sculpture and
Woodworking studios have been located around a central / outdoor work
court. These studios have direct access to the Loading / Receiving dock
for delivery and storage of their materials. On the Second floor, the
Drawing / Painting, Jewelry / Casting, Fiber, Photography, and Printmaking
studios will be located. Staff restrooms and lounge will be located
centrally to these studios. All of these Studios have been designed
to include all necessary storage and millwork necessary for their prescribed
function.
- ZONE 6 - LOADING / RECEIVING
DOCK: There is a covered Loading / Receiving dock for this facility.
There will be two spaces; one for a large truck and one for a small
truck.
PHASE 2 - HISTORIC LYNDON HOUSE:
The Historic Lyndon House will be Rehabilitated and Adapted for a new
use.
- FIRST FLOOR: The First
floor of the Lyndon House will be rehabilitated back to a Circa of approximately
1850. These rooms will be redeveloped as a Double Parlor, Grand Hall,
Library, and a Bed Chamber and be utilized as reception, meeting, and
exhibition room maintaining a sense of a front door to the community.
In the rear addition to the building a period restroom will be added,
and the Old Dining Room will be utilized as a Patrons Hall. It is here
that the connection between the New Annex and the Historic Lyndon House
will be accomplished. An elevator will be installed for ADA access to
the Second floor, and will be located so as not to damage the integrity
of the Rehabilitation. Period Light fixtures, hardware and architectural
millwork will be rehabilitated and provided for these rooms. Historically
correct mantels, balustrades and other items will be purchased and installed
based upon information gathered in our investigation.
- SECOND FLOOR: The Second
floor of the Lyndon House will house the facilities Main Administrative
areas. The Director will have an office located here along with space
for a secretary and a Catering / Staff Kitchen and Workroom. The second
floor hall will be rehabilitated similarly to those rooms on the First
floor. Directly across from these spaces will be a new Library / Resource
room. This room will house all types of books and other resources that
can be utilized by either staff or patrons for the purpose of research.
The room is divided into two spaces that can be sub-divided by a pocket
door. These rooms will have new shelving and other necessary items related
to its specific function. It is important to note, that most of the
furniture and equipment and resources are being provided as part of
SPLOST IV Project No. 12 - Library Resources Centers Project.
- EXTERIOR FACADE:The exterior
of the Historic Lyndon House will be rehabilitated back to the same
circa as mentioned above. The chimneys will be replaced, new historically
correct metal roof installed, windows repaired and painted, front porch
re-built, and the removal of any non-historically correct attachment
to the building. New historically correct shutters will be built for
the front facade and if, funding allows, for the remainder of the building.
Also if funding allows the current ironwork will be removed and replaced
with the authentic ironwork found during our investigation.
