MASTER PLANNED DEVELOPMENT


Request:  Approval of a Planned Development is requested for two properties at 134 Prince Avenue and 134 Childs Street. This plan has been amended from its first submittal in November of 2015. The new arrangement includes a multi-use structure along Prince Avenue with 30,200 square feet of commercial or retail space on the ground floor, 3 stories of residential space above, an outdoor plaza and a restaurant in the former chapel of St. Joseph’s church. Behind that complex are proposed multi-family residential structures in the form of an apartment building that includes structured parking, garden flats, townhomes as well as resident amenity space. The overall residential figures for the development are 74 single bedroom units and 52 units with 2 bedrooms. The request is to rezone the properties to C-D (WE) (PD) (Commercial Downtown, West End Downtown Design Area, Planned Development) and RM-3 (PD) (Mixed Density Residential, Planned Development).

The Planning Commission gave comments for the project at their November meeting.

PRELIMINARY PLANNED DEVELOPMENT


Request:  Approval of a Planned Development is requested for the property at 2285 Barnett Shoals Road & a portion of 2295 Barnett Shoals Rd. The parcels are zoned C-N (Commercial Neighborhood) and RS-25 (Residential Single Family) respectively. The applicant is seeking a rezone for the properties to C-N (PD) (Commercial Neighborhood, Planned Development) and to change the future development designation on 2295 Barnett Shoals Rd. from Traditional Neighborhood to Community Center Mixed Use. The development plan is for a Kroger Fuel Center with 8 dispensers allowing 16 fueling stations. It is also proposed to have an 850 square foot convenience kiosk and 5 parking spaces.

Request:  Approval of a rezone is requested for the property at 796 US Hwy 29 North. The parcel is currently zoned C-R (Commercial Rural). The request is to rezone the property to C-G (Commercial General) and to maintain the future development designation as Community Center Mixed Use. The applicant is proposing to construct a quick service car wash.
