MASTER PLANNED DEVELOPMENT


Request:  Approval of a Planned Development is requested for the property at 2285 Barnett Shoals Road & a portion of 2295 Barnett Shoals Rd. The parcels are zoned C-N (Commercial Neighborhood) and RS-25 (Residential Single Family) respectively. The applicant is seeking a rezone for the properties to C-N (PD) (Commercial Neighborhood, Planned Development) and to change the future development designation on 2295 Barnett Shoals Rd. from Traditional Neighborhood to Community Center Mixed Use. The development plan is for a Kroger Fuel Center with 8 dispensers allowing 16 fueling stations. It is also proposed to have an 850 square foot convenience kiosk and 5 parking spaces.

The Planning Commission received comments for this project at its August 2016 meeting.

1.  825 EPPS BRIDGE PARKWAY 


PRELIMINARY PLANNED DEVELOPMENT


Request:  Approval of a Planned Development is requested for the property at 825 Epps Bridge Pkwy. The parcel is zoned RS-25 (Single Family Residential). The applicant is seeking a rezone for the property to RS-8 (PD) (Single Family Residential, Planned Development) and to keep the future development designation as Single Family Residential. The development plan is for 86 units arranged as pairs of single family attached houses on 32.83 acres. The applicant is seeking to keep the community age restricted for residents over the age of 55. It is also proposed to have a clubhouse, amenity area, a playground and trails.

The applicant tabled the proposal prior to the October meeting to address comments.

SPECIAL USE PERMIT


Request:  Approval of a special use permit is requested for a rear expansion to Pi Kappa Phi fraternity house. The existing facility has 8 double occupancy bedrooms and is seeking to add 10 more for total occupancy of 36 residents. There are currently 36 parking spaces, no additional ones are requested, but the parking lot will be upgraded to conform with the current code. There is no requested change to the future land use of the property.
