TYPE I – PRELIMINARY PLANNED DEVELOPMENT


Request:  Approval of a Planned Development is requested for three properties at 980-994 S Lumpkin Street. The parcels are currently zoned C-O (Commercial Office) and house St. Mary’s Episcopal Chapel and the Episcopal Center at UGA. The proposed Planned Development will house a new Episcopal Chapel along Lumpkin St and first floor retail space along University Ct. There will also be 4 levels of private dormitory space broken up into two-bed units allowing space for 104 students. The residential space will share joint amenities including kitchen space, exercise facilities, study space and a courtyard. The development will sit atop 2 levels of parking providing 132 spaces. The request is to rezone the properties to C-N (PD) (Commercial Neighborhood, Planned Development) and to retain the future development designation of Community Institution.

The applicant tabled the proposal prior to the December meeting in order to adjust their plans.

TYPE II – SPECIAL USE PERMIT


Request:  Approval of a special use permit to make a legal non-conforming parking lot compliant and increase its capacity at 1595 S Lumpkin Street. The parcel is currently zoned C-N (Commercial Neighborhood). The lot currently has 15 parking spaces, the applicant proposes to add 8 new spaces and associated parking lot design features.

TYPE I – PRELIMINARY PLANNED DEVELOPMENT


Request:  Approval of a preliminary planned development is requested for three properties at 1321 Oconee St. & 170-184 Elbert St. They are currently zoned C-G (AZ2) (Commercial General, Airport Approach Zone 2). The request is to combine the properties for a new QuikTrip convenience store and gas center. The proposed development has a 5,773 square foot store, 10 double sided gas dispensers and 60 parking spaces. The property also is located adjacent to the future Firefly Trail and is proposing a connection via a patio.
