COMPREHENSIVE PLAN UPDATE– Community Goals  


Information:  The upcoming Planning Commission meeting will provide an opportunity for the public to hear a brief update regarding the status of the Comprehensive Plan, particularly focusing on the first element of the document. "Community Goals" encompasses the vision statement, community goals, and community policies that will layout the direction for the community's future.

1.  240 & 230 SWANSON DRIVE, 200 JONES DRIVE, AND 610 EPPS BRIDGE PARKWAY 


TYPE II – PRELIMINARY PLANNED DEVELOPMENT


Request:  A proposed 31-acre neighborhood for three parcels and a portion of a fourth located on Epps Bridge Pkwy. The age restricted (55+) development sits across Epps Bridge from Iris Place and the road network would connect into the Swanson Neighborhood off Timothy Rd. The plan calls for 84 single-family lots with a mixture of traditional and craftsman style architecture. The neighborhood also includes a village green, pool, cabanas, bocce ball courts, pickleball courts, clubhouse and walking trail. Protective covenants for the community will provide maintenance of the amenities, stormwater facilities and landscaping. The request is to rezone the properties from RS-25? (Single Family Residential & Special Use) to RS-8(PD) (Single Family Residential, Planned Development).

2.  387 S MILLEDGE AVENUE 


TYPE II – SPECIAL USE PERMIT


Request:  Approval of a special use permit is requested for a historic residence at 387 S Milledge Avenue. The proposed work is an addition of a large, rear wing to convert the historic home into a sorority. The three-story addition has two sections connected with a glass “hyphen” and sits to the rear of the existing structure. The addition will house a kitchen, dining room, chapter room, study area, bedrooms and bathrooms. The sorority proposes to have 43 parking spaces to the rear that will be accessed off of Harris St.

The applicant tabled the proposal prior to the June meeting in order to address feedback that had been received.

TYPE II – REZONE


Request:  Approval of a rezone is requested for five properties on Wynter Court. The parcels are currently zoned RS-8 (Single Family Residential). The request is to rezone the properties to RM-1 (Mixed Density Residential). The applicant proposes to construct two Multi-family structures with 2 and 3 bedroom units totaling 15 bedrooms along with 17 parking spaces.

4.  TEXT AMENDMENT – TBD  

The Planning Commission is scheduled to consider these requests at their upcoming meeting where public comments will be received and are encouraged. If you are not able to attend the public meeting, you may submit comments in writing. In order to have your comments reviewed by the Planning Commission, please submit 15 copies of your letter or other document, including your name and address, to the Planning Department no later than one week before the meeting.
