COMPREHENSIVE PLAN UPDATE– Community Goals  


Information:  The upcoming Planning Commission meeting will provide an opportunity for the public to hear a brief update regarding the status of the Comprehensive Plan, particularly focusing on the first element of the document. "Community Goals" encompasses the vision statement, community goals, and community policies that will layout the direction for the community's future. After review of the Community Goals, staff will introduce the next topic which is Needs and Opportunities.

TYPE II – REZONE


Request:  New construction of a 2 story, 10,000 square foot bank with 34 parking spaces and a drive thru ATM. The request is to rezone the properties from RS-15 (Single Family Residential) to C-N* (Commercial Neighborhood, Zoning with Conditions).

This request was originally proposed as a Planned Development at the June meeting, but has been revised as a Rezone to address feedback received from the Planning Commission.

2.  155 MITCHELL STREET 


TYPE I – MASTER PLANNED DEVELOPMENT


Request:  New construction of a 7 story residential structure on top of a 3 story parking deck. The building is designed with 133 units consisting of 280 bedrooms. The ground floor is a mix of residential space, lobby, exercise room, pool, terrace deck and some commercial space. The request is to rezone the property from RM-2 (Mixed Density Residential) to C-D(RIV)(PD) (Commercial-Downtown, River Downtown Design Area, Planned Development) and to change the future development designation from Residential Mixed Use to Downtown.

The proposal received comments at the June meeting.

TYPE I – MASTER PLANNED DEVELOPMENT


Request:  Approval of a preliminary planned development is requested for three properties at 1321 Oconee St. & 170-184 Elbert St. They are currently zoned C-G (AZ2) (Commercial General, Airport Approach Zone 2). The request is to combine the properties for a new QuikTrip convenience store and gas center. The proposed development has a 5,773 square foot store, 10 double sided gas dispensers and 60 parking spaces. The property also is located adjacent to the future Firefly Trail and is proposing a connection via a patio.

The Planning Commission is scheduled to consider these requests at their upcoming meeting where public comments will be received and are encouraged. If you are not able to attend the public meeting, you may submit comments in writing. In order to have your comments reviewed by the Planning Commission, please submit 15 copies of your letter or other document, including your name and address, to the Planning Department no later than one week before the meeting.
