Request:  Approval of a preliminary planned development is requested for three properties at 980-994 S Lumpkin St. for a private dormitory. The request is to combine the properties for a 110 student dormitory with 2 person units (bedroom and bathroom) and communal study, dining, lounge, exercise and amenity space on the upper floors. The first floor is planned to have 4,166 square feet of retail space along with a 2,336 square foot chapel. The development sits atop two floors of parking which accommodates 74 residential spaces. The request is to rezone the property from C-O (Commercial Office) to C-N(PD) (Commercial Neighborhood, Planned Development) and to change the future development designation from Community Institutional to Main Street Business.

TYPE II – Preliminary Planned Development


Request:  The subject property contains approximately 31.1 undeveloped acres on the west side of Epps Bridge Pkwy. Epps Bridge Pkwy will be accessed from two points. It is to be developed into 84 single family homes located on fee simple lots fronting public streets. It will have an amenities center. There will be 10.34 acres of open space and 5 planned parks with space for community gardens and walking trails. The site includes a 20-foot-wide buffer separating this property from both Holly Hills and Jones-Swanson Estates. This project will be an age-targeted (55+) Senior Housing Community. The request requires changing the zoning from RS-25 (Single Family Residential) and Special Use in RS-25 to RS-8 (PD) (Single Family Residential, Planned Development) .
