TYPE I – Master Planned Development


Request:  The purpose of this request is to establish a Planned Development on four parcels with C-G (Commercial General) RS-25 (Single Family Residential) and G (Government) zoning in order to construct a 10,000 seat outdoor amphitheater and allow future commercial development along Commerce Rd. The purpose of the planned development is to waive specific zoning and development standards per section 9-14-2, an area may be rezoned as a planned development if exceptions or variations to the size, dimensional changes in standards required, or other requirements of the zoning ordinance or Community Tree Management ordinance are being sought to provide design flexibility. Requests for a planned development include a binding application report, architecture and site plans.

TYPE II – Master Planned Development


Request:  The purpose of this request is to rezone 30.83 acres from RS-25 (Single Family Residential) and Special Use in RS-25 to RS-8 (PD) (Single Family Residential, Planned Development) in order to develop a higher density residential subdivision. The subject areas is comprised of two complete parcels, 240 Swanson Dr. and 200 Jones Dr., as well as two other parcels: 230 Swanson Dr. and 610 Epps Bridge Pkwy, located at the western side of the Epps Bridge Parkway, the Western Terminus of Jones Drive and the southern terminus of Swanson Dr. A Planned Development designation has been proposed due to requested exceptions or variations to the required development standards in an effort to provide design flexibility. The request for a Planned Development includes a binding application report, site plan and architectural style examples in an effort to guarantee the community that what is proposed will be constructed.< br />

TYPE II – Special Use Permit Amendment


Request:  Chestnut Grove Baptist Church currently has two parcels, an 11.7 acre parcel located at 610 Epps Bridge Pkwy and a .47 acre parcel at 1645 Timothy Rd with a combined acreage of 12.17 acres. The larger parcel is proposed for subdivision to allow for a residential subdivision along the western property line of the church to construct a public street to Epps Bridge Parkway. Approval of an Amendment to the Special Use Permit for the church is required per section 9-20-3-C of the Athens-Clarke County Zoning and Development Standards due to a requested variance associated with the proposed lot area reduction, parking area modifications and driveway connection to the proposed new subdivision street.

TYPE II – Planned Development Amendment


Request:  The request proposes amendments to an existing C-N (PD) (Commercial Neighborhood, Planned Development). A previously approved commercial building would be replaced with a stand-alone parking lot at 305 Westpark Dr. Another planned building at 155 Westpark Dr, which was previously approved for ground-floor commercial space and second-floor residential space would be given the flexibility to be occupied as previously approved, or by all commercial or all residential uses. The request includes a binding application report, site plan, and architectural elevations as a guarantee to the community that what is proposed is to be constructed.

Request:  The purpose of this request is to rezone an existing Planned Development on 18.174 acres at 355 Oneta St from RM-2, I (PD) (Mixed Density Residential and Industrial, Planned Development) to C-N, I (PD) (Commercial Neighborhood and Industrial, Planned Development) to expand the amount of previously approved office and commercial space and to reduce the amount of potential residential space. The request includes a binding application report, site plan, and architectural elevations as a guarantee to the community that development of the property would match the proposal.
