TYPE I – Rezone


Request:  The purpose of this proposal is to amend the Future Land Use designations and apply a new overlay zone on several properties, which make up the block surrounded by West Broad Street, North Milledge Avenue, North Chase Street and Reese Street. In October 2018 the Athens-Clarke County Mayor and Commission proposed the adoption of a special district overlay for the subject area, including a change of zoning to C-G (Commercial-General). Consequently, the Future Land Use designations of Main Street Business and Traditional Neighborhood must also change to General Business to align the Future Land Use designation with the proposed C-G zoning and West Broad Street Special District Overlay.

TYPE II – Master Planned Development


Request:  The purpose of this request is to rezone 3.22 acres from RS-5, A (Single-Family Residential, Airport Overlay) to RS-5, A (PD) (Single-Family Residential, Airport Overlay, Planned Development) in order to develop a higher density residential subdivision. The subject area is comprised of one 3.22-acre parcel. A planned development designation has been proposed due to several requested exceptions or variations to the required development standards in an effort to provide design flexibility. The request for a planned development will include a binding application report, site plan and architectural style examples in an effort to guarantee the community that what is proposed will be constructed.

Request:  The purpose of this request is to rezone four parcels currently zoned C-G (PD) (Commercial-General; Planned Development) to C-D (RIV) (PD) (Commercial-Downtown, River Downtown Design Area, Planned Development) to construct a mixed-use residential and retail development on 2.91 acres. A planned development includes a binding application report, site plan, and architectural elevations as a guarantee to the community that what is proposed would be constructed. The request also seeks to amend the Future Development Map designation of the subject parcels from General Business and Main Street Business to Downtown.
