TYPE I – Master Planned Development


Request:  The purpose of this request is to rezone 1.02 acres from RS-8 (Single-Family Residential) and C-G (Commercial-General)to RS-5(PD) (Single-Family Residential, Planned Development) in order to develop a higher density residential subdivision than allowed in RS-8 (Single-Family Residential) and to rezone a portion of the property zoned C-G (Commercial-General) to RS-5 (Single-Family Residential). The subject area is comprised of two parcels and a portion of a third parcel totaling 1.02 acres. A planned development designation has been proposed due to requested exceptions or variations to the required development standards in an effort to provide design flexibility. The request for a planned development will include binding application report, site plan and architectural style examples in an effort to guarantee the community that what is proposed will be constructed.

TYPE II – Master Planned Development


Request:  The request is to rezone a total of 0.659 of an acre, including a 0.148-acre section of former railroad right-of-way and a 10-foot strip of land to be subdivided and recombined from the parcel at 190 Nantahala Avenue for public sanitary sewer access. The subject property would be rezoned from E-I (Employment-Industrial) to E-O (PD) (Employment-Office, Planned Development), except for the 10-foot wide sanitary sewer strip, which would be included in the Planned Development, but retain its RS-8 (Single-Family Residential) base zoning designation. The purpose of the request is to reestablish an office use in a former railroad switch house and to construct a single-family dwelling on the subject property. A planned development is proposed since the request includes exceptions or variations to the development standards in an effort to provide design flexibility. The request for a planned development includes a binding application report and site plan in an effort to guarantee the community that what is proposed will be constructed.
